Our apartment is fully furnished and equipped with appliances, dishes and kitchen tools. It will be delivered to the Guest clean and in perfect condition which Guest must guarantee at check-out. It is important that Guest leave the apartment in good condition before checking out.
The duration of the contract is indicated by the check-in and check-out dates and by law must always be less than or equal to 30 days. The Italian law governing short-term tourist rentals does not allow the Guest to rent the same property for more than 30 consecutive days or not within the same calendar year.
If the guest cancels up to 30 days before the start of their stay, they will receive a 100% refund. If the guest cancels within 7 days of the start of their stay, they will receive a 50% refund of their reservation.
We ask Guest to inform us via e-mail, WhatsApp message or by telephone at least two days before the arrival date, communicating the exact time of their check-in. Check-in is from 2pm to 6.30pm.
For arrivals after 18.30 (late check-in) a supplement fee of 50,00 EUROS will be applied to be paid IN CASH ONLY upon arrival at the apartment.
The Client agrees to respect the rules and regulations of the building and good manners and to avoid any behavior that may cause annoyance to other residents. Guest accepts that the maximum number of people authorized to occupy the property is that set as the maximum number of guests (7 people). Guest undertakes to return the keys to the Property upon check-out. It is forbidden to give the keys to the property to third parties; loss of the keys will result in an additional cost of 35 Euros. Subletting of the apartment is prohibited in any way. Pets are not allowed.
Utilities are all included in the apartment rental rate. No other utility fees will ever be charged.
Guest exempts the Property from any liability for damage caused by third parties (including interruptions in the supply of gas, electricity and water) and is directly responsible towards the Property and third parties for damage caused due to leaks of water or gas, etc. . and for any other abuse or misuse of the property and its assets. The Property will not be responsible towards the Guest for any thefts perpetrated during their stay. Guest releases the Property from any responsibility for damages, injuries or accidents that may occur to the Guest during the period spent inside the Property and/or inside the building in which the Property is located.
The Property may terminate this contract by operation of law by sending the Guest a written letter if the latter does not pay the rental rate by the communicated due date and in compliance with the terms established above and/or if Guest does not have the due care for the rented property. In the above cases, the Property will have the right to withhold as a penalty a percentage of the price incurred by the Guest for renting the Property.
